How to choose among Georgetown neighborhoods
Georgetown is the county seat of Williamson County, about 26–30 miles north of Austin on I-35, and one of the fastest-growing cities in the country in recent years. That growth has produced a wide range of neighborhoods, from a celebrated historic Square to large master-planned communities and quieter established subdivisions.
There's no single "best" area. The right neighborhood comes down to a few practical factors: your price range, the property type you want, the amenities you'll actually use, your commute, and school zoning — which in Georgetown can differ block to block. Below, each area is described by setting, housing stock, amenities, commute, schools, and the kind of buyer it tends to suit, all framed by lifestyle, property type, and price rather than any judgment about the people who live there.
Sun City (Del Webb)
Setting: A large gated, active-adult (55+) community a few miles northwest of I-35.
Housing stock: Single-family homes spanning a broad range of sizes, from compact to spacious, including custom sections. As a Del Webb community, it offers many one-story floor plans.
Amenities: Among the most amenity-rich in the area — multiple golf courses, pools, fitness centers, large amenity space, miles of trails, and an active clubs-and-activities calendar.
Commute: Reasonable highway access via I-35; many residents are retired or semi-retired, so daily commuting is often less of a factor.
Schools: As an age-restricted community, school zoning is rarely the deciding factor, but always verify the district by address.
Tends to suit: Buyers 55+ who want single-level living, resort-style amenities, and a built-in social calendar. Explore Sun City homes for sale.
Wolf Ranch
Setting: A master-planned Hillwood community along the San Gabriel River off Highway 29, west of I-35.
Housing stock: Newer single-family homes from multiple builders across a wide price spread, from production homes to larger plans.
Amenities: Amenity centers, pools and a splash pad, trails along the river, and the adjacent HEB-anchored Wolf Ranch Town Center for shopping and dining.
Commute: Quick access to Highway 29 and I-35 for trips toward Austin and around Williamson County.
Schools: Verify the district and campuses by exact address using Georgetown school zones.
Tends to suit: Families and buyers who want newer construction, walkable amenities, and master-planned convenience. See Wolf Ranch homes for sale and new construction homes in Georgetown.
Downtown / Old Town
Setting: The historic core around the Williamson County Courthouse Square, often called the most beautiful town square in Texas, with several National Register historic districts.
Housing stock: Older and historic homes, bungalows, and renovated properties, plus some newer infill. Lot sizes and styles vary widely; inventory is limited because the area is established.
Amenities: Walkable shops, restaurants, and the Square's events — Second Saturday, the Red Poppy Festival, and seasonal celebrations — plus Southwestern University nearby.
Commute: Central location with direct I-35 access; among the most walkable areas in town for everyday errands.
Schools: Verify the district and campuses by exact address.
Tends to suit: Buyers who prize historic character, walkability, and proximity to the Square, and who are comfortable with older housing stock. See Downtown Georgetown homes for sale.
Georgetown Village
Setting: An established master-planned neighborhood with a traditional, tree-lined feel.
Housing stock: Primarily single-family homes from the community's earlier build-out, often at more attainable price points than the newest master-planned areas.
Amenities: Neighborhood pool, parks, and trails typical of an established community, with everyday shopping nearby.
Commute: Solid access toward I-35 and central Georgetown.
Schools: Verify the district and campuses by exact address.
Tends to suit: Buyers wanting an established neighborhood with mature trees and value relative to brand-new construction.
Berry Creek (and Berry Creek Highlands)
Setting: An established golf and country-club area north of central Georgetown, with a newer Berry Creek Highlands section adding inventory.
Housing stock: A mix of established single-family homes around the golf community and newer homes in the Highlands section, spanning mid to higher price points.
Amenities: Golf and country-club lifestyle in the core, with newer-community amenities in the Highlands.
Commute: Convenient to I-35 for trips north or toward Austin.
Schools: Verify the district and campuses by exact address.
Tends to suit: Buyers drawn to golf-community living, or those wanting newer homes near established amenities.
Cimarron Hills
Setting: A gated community west of town built around a Jack Nicklaus Signature golf course.
Housing stock: Semi-custom and custom single-family homes from multiple builders, generally at the higher end of Georgetown's price range.
Amenities: Private country-club golf, clubhouse, and gated exclusivity.
Commute: Access via Highway 29 toward I-35 and Austin-bound routes.
Schools: Verify the district and campuses by exact address.
Tends to suit: Buyers seeking a gated, golf-centered community and larger or custom homes at a higher price point.
Serenada
Setting: An established, lower-density area north of central Georgetown with a more spread-out feel.
Housing stock: A varied mix of single-family homes, including some on larger lots, often offering more space for the money than tightly planned new communities.
Amenities: Quieter, residential character; amenities are more neighborhood-scale than resort-style.
Commute: Reasonable access to I-35 and central Georgetown.
Schools: Verify the district and campuses by exact address.
Tends to suit: Buyers who want larger lots, an established setting, and more room without a master-planned community's structure.
Lake Georgetown area
Setting: Neighborhoods near the U.S. Army Corps of Engineers reservoir northwest of town, on the North Fork San Gabriel River.
Housing stock: A range of single-family homes, with some properties closer to parks, trails, and water access points; styles and price points vary.
Amenities: Corps parks (Cedar Breaks, Jim Hogg, Russell, and Tejas), the roughly 26-mile Goodwater Loop trail, and the San Gabriel River Trail for hiking, biking, and boating.
Commute: A bit farther from I-35 than central neighborhoods; plan for verifying drive times.
Schools: Verify the district and campuses by exact address.
Tends to suit: Outdoor-oriented buyers who want trail and lake access and a quieter, more natural setting. See Lake Georgetown homes.

What buyers miss when comparing neighborhoods
Two things trip up Georgetown buyers more than anything else.
First, school zoning is not citywide. A Georgetown mailing address can land in Georgetown ISD, Leander ISD, or Liberty Hill ISD depending on the exact location — sometimes within the same general area. Never assume; verify campuses by address with the districts and confirm with the school zones resource.
Second, the sticker price isn't the full cost. Many newer communities carry HOA dues plus a MUD or PID that adds to your tax bill. Two homes with the same list price can have very different monthly costs once those are included. Total HOA, MUD/PID, and property tax together, and verify the figures with the county or a tax professional. See Georgetown property taxes.
